Industrial vacancy continues to improve in the Denver metro area as the direct vacancy rate drops to 4.7% in Q3. Lease rate for Q3 came in at $6.05 per square foot triple net, down 2 cents however, the sector posted its 14th consecutive month of positive absorption. Net absorption for Q3 was 1 million square feet and 1.5 million square feet year to date. Currently, there are more than 2 million square feet of speculative industrial developments in the pipeline. Q3 also saw some strong sales activity which resulted in more than $35 million in sales volume or approximately 730,000 square feet of industrial space being sold. The biggest lease today was Conn’s Inc which leased 264,000 square feet of industrial space at the Airways Business Center in Aurora.
