The 40-story office building will be built at 1144 15th St. and will be among the 10 tallest buildings in Denver upon completion changing Denver skyline. The 640,000 square foot building will feature 10 foot ceilings and floor to ceiling glass. It has been more than three decades since Denver has received an office building of this size and scale. Typically, lenders require pre-leasing levels of 50% or higher for office developments, however Hines is starting construction on the office building based on 100% speculation. Hines expects to start moving dirt in May 2015 with a two year construction timeline. Other downtown developments include, Triangle Building a 225,000 square foot office building by East West Partners at 1550 Wewatta St., Platform, a 287 apartment building by Holland Partner Group at Union Station and a 361 room, Hyatt Place and Hyatt House by White Lodging Services Corp. at 14th and Glenarm.
